Wall Panels and Resale Value: Does a Feature Wall Actually Add Value?
Wall Panels and Property Value: A Realistic Assessment
Estate agents will tell you that feature walls can add value to a property. The honest answer is more qualified than that. A feature wall rarely adds a specific cash premium. What it does is change how a property reads at viewing - and viewing-day impression drives both the offer price and the speed of sale.
What actually affects property value
Structural improvements, kitchen and bathroom upgrades, and energy efficiency improvements (insulation, windows, heating) have the clearest documented impact on sale price. Interior decoration - paint, flooring, wall finishes - affects time on market and the subjective impression at viewing, which influences whether buyers offer at or above the guide price.
What a well-executed feature wall does at viewing
A stone-texture or wood slat feature wall reads to a buyer as "someone spent money here and it looks good." It signals that the property has been maintained and considered. In a competitive market where two equivalent properties are being compared, the one that photographs better and shows better gets more interest and higher offers.
The risk is the opposite: a feature wall that doesn't suit the property style, that reads as dated or idiosyncratic, can put buyers off. Flexible tile in a travertine or sandstone texture is safe across most property types and decorating styles - it reads as neutral luxury. WavySlats in an apartment with a modern interior reads as a deliberate design upgrade.
Reversibility matters
Flexible tile can be installed over existing wall surfaces in most cases, and can be removed without significant wall damage - relevant if you're unsure whether the buyer will want it. Wood slat panels are bonded to the wall and require more effort to remove, but a well-executed slat panel is unlikely to be the first thing a new owner removes.
The practical calculation
A 12 m2 flexible tile feature wall costs €600-900 installed. The same wall in a well-located property photographs better, sells faster, and may add €2,000-5,000 to the viewer impression. That's not a guaranteed premium, but the ROI on the investment is better than most interior decoration choices.
