Wall Panels for Commercial Interiors: What the Spec Needs to Cover
Commercial interior wall finishes live harder lives than residential ones. They need to handle daily contact from hundreds of people, look presentable after five years of cleaning, comply with fire safety regulations, and install without disrupting building operations. Most residential product specs don't address these requirements directly. Here's what to check.
Fire rating
In commercial buildings - offices, hospitality, retail, public buildings - wall finishes require fire classification under Euroclass (EN 13501-1). The minimum for most commercial occupancies is Class C (C-s2,d0). For corridors, stairwells, and high-occupancy areas, Class B or Class A2 is required. Flexible tile (PHOMI): Class B-s1,d0 or A2 depending on product. Wood slat acoustic panels with fire-rated backing: Class B typically achievable. Always obtain the test certificate from the manufacturer, not just the sales claim.
Impact and abrasion resistance
High-traffic commercial walls - hotel corridors, restaurant entrance zones, office corridors - are subjected to luggage, trolleys, chairs, and general contact that residential walls rarely see. Flexible tile handles impact well (the polymer matrix absorbs rather than cracks). Wood slat panels in natural timber are softer and will show contact damage over time in high-traffic zones. For corridors with luggage traffic (hotels), consider flexible tile on lower wall sections (below 1.2 m) and wood slat above.
Maintenance and cleaning
Flexible MCM tile: damp cloth, standard neutral cleaner. No grout lines to discolour. Durable under commercial cleaning regimes. Wood slat panels: dust regularly, spot clean with damp cloth, avoid pressure washing. A sealed or oiled surface resists staining better than unsealed timber.
Lead time and supply continuity

Sustainability requirements
